Service Charge
A Service Charge has to be paid monthly by each apartment (occupied or not) to cover :–
- Development Manager & Associated costs i.e., employment, domestic assistance, 24-hour emergency monitoring and office costs
- Food & Beverage
- Communal Services i.e., energy, water & sewerage, insurance, ground maintenance, window cleaning and communal cleaning
- Repairs & Maintenance i.e., emergency call system, lift maintenance and general maintenance
- Professional Services i.e., management fee, audit fee, bank charges and Care Quality Commission
- Contingency Fund
The financial year starts on 1st April and ends on 31st March of each year. Provided in this charge is one hour of domestic cleaning for each apartment and 24-hour onsite staff support for all residents. We have the gardens maintained by external contractors and the external side of the glass windows and doors are cleaned every 6-8 weeks.

At the end of a financial year when the accounts have been balanced any over payments by homeowners are refunded to them.
To date no under payments have been made by homeowners to warrant any additional payments for the previous year.
